No, tenants are strictly prohibited from smoking inside the apartments as well as in the common areas.
On the day of your check-in, you will be welcomed by the community manager. Before showing you around the building, you will sign a handover report. The community manager will then introduce you to life at Spazio Trivulzio, starting with the common areas and moving through the inner courtyard. You will also see the fitness room and coworking areas. Your tour will end in your apartment, where the community manager will hand you the keys to your new home.
On the day of your check-out, after you have removed all your belongings, you will meet the community manager to return the keys. Once the keys are delivered, you and the community manager will conduct a final inspection of the apartment to identify any potential damages. These damages will be noted on a signed document. An estimated cost for any damages will be provided at a later time.

Yes, you must pay a one off fee of 6% plus 22% VAT of the amount of one year lease.

No, it is not possible for tenants to sub-lease their apartment or use their apartment for any other uses than those specified in the leasing agreement.
In order to sign the contract, applicants must be over 18. For the use of common spaces, such as the gym, tenants must be over the age of 16.
Yes, a security deposit equal to one month's rent is required.
Utilities related to heating and cooling and consumption of water are included in the rent, the leasing agreement specifies a cap after which consumption of the aforementioned utilities are covered by the tenant. Phone bills, apartment Wi-fi and electricity are not included.

The tenant has the right to terminate the contract by sending a notice via their registered email, with a minimum of 3 months' notice before the desired termination date.

It is possible to host guests in the tenant’s apartment as well as the co-working spaces. However, guests are not permitted to use the fitness area.
Tenants are free to decorate their apartment with decorative items. However, tenants are not allowed to make structural changes to the apartment unless previously coordinated with the landlord. It is also not permitted to change the existing furniture. At the end of the lease term, the apartment will be inspected to ensure it has not sustained any damage.
In Spazio Trivulzio, there are lockers designated to hold tenant's packages. In addition a mail service is provided by the reception during operating hours.
